Measuring the Market
When Headquarters first started, coworking spaces in Houston were limited.
We looked at the prices of executive suites in the city. Market pricing for executive office spaces is done by square footage and ends up being as small as possible, so building owners can maximize paying clients. With that in mind, we prioritized space when comparing that against cost.
Then we compared that with the costs of purchasing and renovating a facility that could house businesses, which made East Downtown the ideal location. Much of this part of town was built on manufacturing. As the economy shifted, many of these spacious factories were left abandoned. Resurrecting one of these buildings lets us respect the aesthetic and cultural history, while minimizing the cost of remodeling.
A Standalone Model
It was easy to prioritize affordability by focusing on sustaining a single location. Unlike corporate coworking spaces, we don’t have to crowd the building to meet costs. We can charge a flat rate instead of pricing by square foot. This allows our tenants to get more options in customizing a space for them. We can also keep costs down on infrastructure, so amenities like internet, parking, and conference rooms won’t cost you anything extra. The main office for Headquarters is also in the building itself. As a result, we keep an eye on the building and listen to our tenants’ needs.
Prioritizing Productivity
One of the greatest benefits of coworking for smaller teams is boosting productivity. Many freelancers especially have difficulty focusing when working from home or communal spaces like cafes. Research has shown that the work environment has a significant impact on focus and efficiency. Not only that, but communication is made much easier by having a centralized working space.
